Toronto has an annual growth rate of 0.2% based on studies made in 2001 to 2006. This may seem small but considering that in 2006, the population in the Toronto Greater Metropolitan Area was 5.1 million, this is an annual increase of 10,000 people. These people will have to be housed and assuming a household size of two people, this means 5,000 new houses must be built yearly to accommodate these people. Assuming a land area of 100 square meters per single detached house, this totals to 500,000 square meters or half a square kilometer per year increase of wild land converted to suburban housing. In 10 years, this is 5 square kilometers.

Alternatively, using 50-floors with 1,000 square meter per floor urban high rise housing, 5,000 new homes means just 10 buildings or 10,000 square meters, 50 times smaller ecological impact than suburban housing. Real estate developers should concentrate more on building high rise apartments that are within the city than developing wild land. Thus, a Real Estate Agent should consider selling more of these urban housing over suburban housing. After all, urban housing provides better access to city amenities. A good Toronto Real Estate Agent should have access to some good in-city flats and houses for interested people.
